Project Overview
Sloane Curtis was appointed to deliver the strip-out, enabling works and asbestos removal at UoB’s Luton campus.
The works were focused across C, F and G Blocks and were delivered within a live university environment, requiring careful coordination around building users and shared circulation routes.
The strip-out and enabling works were carried out across existing teaching spaces over two floors, with the main objective of preparing Block C to become a separate demise for the follow-on fit-out of a new NHS-funded live A&E training environment for students. Blocks F and G remained as UoB space.
A significant element of the project also involved asbestos removal within the basement service corridor. These works were carried out under controlled conditions and required careful planning due to the restricted nature of the working areas.
We also completed remedial works to the existing parapet wall and new lining to gutter system, incorporating works to existing glazing and gutter junction.
Scope of Work
Strip-out works, asbestos removal, partition removal, ceiling strip-out, flooring strip-out, raised floor removal, M&E strip-out, new electrical installation, service isolation, service capping, fire alarm adjustments, access control strip-out, heating strip-out, plumbing strip-out, waste management.
Challenge
The asbestos removal works were carried out within a particularly challenging setting. The team were required to work in confined spaces, which increased the level of risk and made access and movement more difficult. Combined with the controlled nature of asbestos removal, these conditions created a complex working environment where health and safety had to remain the primary focus.
Solution
The works were carried out under controlled procedures, with specific measures in place for confined space access. A buddy system and emergancy escape route were used whenever the team were required to enter these areas, ensuring that no one worked alone and that support was always immediately available. Only competent personnel were involved in the confined space works, with the team following the agreed RAMS and safety procedures throughout.
Outcome
Sloane Curtis successfully prepared the designated areas within C, F and G blocks for the next stage of the University of Bedfordshire’s refurbishment programme. The completed works provided clear, stripped-back spaces while protecting retained structure.
The project was delivered on schedule, in line with the key dates required for the NHS-funded A&E training facility, helping the wider fit-out programme to remain on track.
